
Class A Office Multi-Floor Demolition
Project Description
This project involved a full demolition of the base building within Class A office space, requiring precise execution to meet the unique challenges of an occupied environment. The scope included the removal of all partitions, lighting, plumbing and fire safety systems, followed by patching, painting and ceiling tile reinstatement. Key challenges included performing noisy work exclusively at night to minimize disruption to tenants and managing logistical constraints with access limited to a single freight elevator and one loading dock parking spot.
A public terrace on the 3ʳᵈ floor added complexity, requiring demolition during non-peak hours and extensive safety measures. MCL implemented hoarding, dust control systems and clear pedestrian signage to ensure public safety while maintaining access to the terrace.
Technical challenges included relocating sprinkler heads and restoring life safety systems post-demolition. MCL’s team coordinated closely with building management and leveraged our expertise in mechanical and demolition systems to ensure full compliance with code requirements and operational continuity.
