Project Description
This design-build project reimagined a former shipping warehouse into a fully functional regional hub for Cooper Equipment Rentals’ Ottawa-West operations. Sole-sourced by Cooper due to MCL’s proven expertise on their 2018 Sheffield Rd. branch, the project seamlessly integrated design and construction to deliver optimal results.
The design phase, led by MCL in collaboration with trusted architectural, life safety, mechanical and electrical design partners, focused on maximizing operational efficiency and functionality. Through iterative consultations with the client, MCL developed a tailored program that addressed Cooper’s unique operational needs.
Spanning three years, the phased approach accommodated Cooper’s seasonal rental volumes and budgetary cycles. Phase 1, completed in Fall 2022, tackled temperature-sensitive exterior work, including site grading, retaining walls, accessibility improvements and the creation of new access points. Phase 2 modernized interior spaces with upgraded employee areas, a custom client-facing showroom, accessibility retrofits and a complete warehouse overhaul, including a full electrical and mechanical systems upgrade. Phase 3 saw the installation of a specialized septic system supporting three new washrooms, requiring precise co-ordination due to site constraints and regulatory requirements.
MCL’s design-build delivery ensured seamless integration between design intent and construction execution. With client occupancy maintained throughout, advanced dust control, hoarding and heating measures safeguarded operations while preserving site safety and accessibility.
